The Muskoka Beach House on Three Mile Lake is an 1800 sq ft, newly renovated, 4 bedroom, 2 bathroom, WATERFRONT cottage with 200 feet of beautiful waterfront shoreline, sandy beach and a private dock. This cottage has stunning views of the lake from the kitchen, family room and master bedroom. The other bedrooms look onto the lush green trees that surround this flat and rare piece of land in Muskoka. All within a few kilometers of the historic Windermere House, Lake Rosseau, Port Carling, Lake Joseph and Lake Muskoka. This location will not disappoint!

The cottage is a newly renovated, all-season cottage just off Windermere Road in the heart of Muskoka. The surrounding Muskoka Lakes townships are hubs for business, leisure and recreation activities. At the same time, our cherished and pristine natural environment is world-renowned - making Muskoka the ideal place to escape and unwind.

This is a family-friendly cottage that we use ourselves when it is not rented and has a children's play structure, ninja line with ladder and swings. Our beautiful white sandy beach is ideal for young children (sand toys provided!) and the lake is shallow at the shoreline and gradually gets deeper, with a hard sand bottom.

In the wintertime, we have an incredible ice rink cleared and ready for guests down on the lake, with a bench for changing into your skates. Enjoy a hockey game or leisurely skate. Warm up after a skate or enjoy a picturesque sunrise or sunset down by the lake next to our outdoor custom fire pit. You will also find many additional skating rinks/paths and great toboggan hills close by as well as many snowmobile & ATV trails.

The cottage has wood floors throughout and has been beautifully decorated. It has a laundry room, BBQ (we provide the propane from a direct line), a private dock on a quiet lake nestled in trees, creating privacy to make this the ideal escape throughout the year with activities for all of the seasons. Cook on the BBQ, play in the large yard, lounge on the dock, roast marshmallows at the fire pit, go for a swim in the lake, take the kayaks out for a paddle, or just enjoy conversations in this tranquil, relaxing setting.

The amenities make your stay easier. There's a fully equipped chef's kitchen with a new propane stove, 2 new fridge/freezers, microwave, dishwasher, Nespresso, Keurig and regular drip coffee machines. You will feel right at home and ready to enjoy your stay around the massive kitchen island - excellent for entertaining.

The dining area has a large table with chairs & a bench to seat 12 people and the large island can seat another 4 with stools. The living room is a large room with knotty pine cathedral ceilings, lots of windows overlooking the lake to let in all the natural light, and a wood burning fireplace to keep you warm on those chilly evenings.

The beach house has 2 master bedrooms both with king sized beds, lots of natural light and double closets, and an additional 2 bright bedrooms, one with a queen sized bed & small desk, and the other with 2 double bunk beds (so 4 single beds).

There is a 55” Smart TV to enjoy your Netflix, AmazonPrime, Disney+, and other streaming services accounts on the TV, board games, books and cards.

- The cottage -- including the surrounding property and any kayaks, life-jackets, barbecue or other items on site (collectively the "furnished cottage"), are provided on an "as is" basis without warranties of any kind, either express or implied.
- We disclaim all warranties, express or implied, including, but not limited to, implied warranties of merchantability and fitness for a particular purpose.
- In no event shall the cottage owners ("we", "us") be liable for any direct, indirect, special or consequential damages, or any other damages of any kind whether in an action in contract, tort (including but not limited to negligence) or otherwise, arising out of or in any way connected with the use or inability to use the furnished cottage.
- In no event shall the aggregate liability of us -- whether in contract, warranty, tort (including negligence whether active, passive or imputed), product liability, strict liability or other theory -- arising out of or relating to the use of the furnished cottage, exceed any compensation you pay, if any, to us for access to or use of the furnished cottage.

There is a mini Cuisinart food processor, InstantPot, 4 slice toaster, microwave, coffee grinder, milk frother, Nespresso & Keurig machines, drip coffee maker with a permanent filter, electric kettle. Dishes for 12, cutlery for 12, wine opener, wine glasses, juice glasses, and drinking glasses.

We provide comforters, pillows and towels. GUEST MUSTS BRING THEIR OWN bedding.
There is a small selection of hygiene items in case you forget your toothbrush.
There is a full size washer & dryer in the laundry room.
